Buying a Home in BC: The Conveyancing Process for Buyers

Buying a home can feel like a mix of excitement, mild panic, and more coffee than you thought possible. The conveyancing process is the legal magic that makes it all happen without unpleasant surprises.


Step 1: The Accepted Offer


Congratulations! Now it’s time to get your deposit in and hand the paperwork to your lawyer.


Step 2: Title Search & Due Diligence


We review the title to make sure you’re buying exactly what you think you are—and that no one else has a legal claim to it. We also review documents like strata minutes if applicable (because no one wants to learn about that “emergency” elevator replacement after the fact).


Step 3: Mortgage Instructions


If you’re borrowing, your lender sends us the instructions. We prepare mortgage documents and make sure they comply with BC law.


Step 4: Signing


You meet with me, we go over the numbers, documents, and I answer all your questions (yes, even “what does tenancy in common actually mean?”). You sign the mortgage and purchase documents.


Step 5: Completion Day


We send the purchase funds to the seller’s lawyer. Once the Land Title Office updates the title in your name, the keys are yours.


Step 6: Move-In


Cue the champagne. And possibly a chiropractor.
